The firm only ranked installations with 15,000 or more active-duty personnel and dependents.Warner Robins, Ga., the host for Robins Air Force Base, had the highest average cap rates, 7 percent, according to a news release. Rental housing in Watertown, N.Y., home of Fort Drum, is also an excellent investment with cap rates of 6.9 percent on average. Single-family rental properties in Fort Jackson in Columbia, S.C., have average cap rates of 6.3 percent.
